Speculative construction of office building Baawer Office House will start shortly

Prague, 16th August 2011 – Jones Lang LaSalle is pleased to announce that it has been appointed by Gaceta s.r.o as an exclusive leasing agent for Baawer Office House, which is located in Prague  - Stodůlky. Construction of the building will start according to plan by the end of August 2011 and will represent one of the few speculative projects in the Czech Republic.

Eduard Forejt, Head of Office Agency at Jones Lang LaSalle, says: “The concept and size of the new office building means that it will target companies seeking unique space within a prestigious building  which will set them apart from general market tenants.”

The building Baawer Office Housse was designed by well-known Czech-Dutch company Studio Acht. One of their office projects was ranked first in the category of new administrative centers in the competition “The Best of the Real Estate“ and also won a prize in Construction Journal “The Best Office Project“. 

The total rentable area of Baawer Office House is approximately 3.035 sqm on four flours with 69 parking spaces in two underground floors. It is possible to lease the building as a whole, however it is designed so that smaller units can also be leased. The smallest unit that can be created has an area of approximately 200 sqm. As usual with this type of building it targets larger companies, which are offered flexibility by giving them the option of selecting additional floors to allow for letable area of more than 200 sqm.

 “Although we currently present the building as a speculative project, we can already indicate that a future agreement is being finalized with a tenant, which will occupy almost half of the building,“ says Eduard Forejt and adds: “According to the ongoing negotiations we expect the signing of the contract before the construction of Baawer Office House.“
Baawer Office House provides good access by car as well as by public transport. It is located at the last highway exit to Plzen and Norinberk (D5) and therefore also near the Prague ring road, which guarantees quick access to Prague International Airport. The bus stop directly in front of the building provides good access to metro Nové Butovice (line B) and thus good access to the city center.
