Prague, 6 September 2012 – J&T Real Estate, renowned developer of commercial and residential properties, has commenced a construction of a new office project called S9 Florenc in the wider city centre. S9 Florenc will emerge in the vacant area next to the Jurys Inn hotel and blend into the historical and modern architecture of this location. S9 Florenc is situated close to the Prague Florenc metro station and tram stations in the direction of Prague´s city centre as well as Karlin. After completion, the office scheme will offer 2,700 m2 of modern office premises and nearly 300 m2 of retail space. The common office floor size is 500 m2, with the last (fifth) floor being smaller at 300 m2. J&T Real Estate has commenced construction on a speculative basis, i.e. without a tenant secured. The building is due to be completed at the beginning of 2014.
“We have dedicated enough time to the preparation of S9 Florenc. A construction process between two existing houses is always demanding and our ambition was to create something which matches the whole of Sokolovská street. For example, we have changed the facade several times and demanded architectural design that catches the eye of passers´-by,“ says Martin Kodeš, Commercial Director of J&T Real Estate.
„S9 Florenc is not suitable for the common office space consumer. The building´s character requires a self-confident company that doesn´t want to be one of many. Besides that, Florenc is the second most expensive location in Prague, in terms of headline rent achieved, which shows the location´s popularity among tenants. S9 is a prestigious building in a good location and therefore, we are aiming to market it to strong companies,“ says Eduard Forejt, Head of Office Agency at Jones Lang LaSalle Prague.
